  • Scope – We manage nearly 400 rental properties island-wide on Oahu and are in a growth mode, adding several new rentals each month.  We are organized so that some staff members are primarily in the office while others are primarily in the field.
  • Communications – We pride ourselves on prompt communications.  With in-office assistants, we have several staff members available during working hours to respond to telephone calls and e-mails.  Plus, we have a toll-free 800 line available for our clients.
  • Inspections – We conduct an internal inspection on every property we manage at least once a year by a licensed member of our staff.  The owner receives a written report and telephone call along with photos and/or a DVD.
  • Direct Deposit – We shall electronically deposit your proceeds each month into a bank of your choice.
  • Use of Video – We use video on tenant check-ins.  This provides both audio and visual information to enable us to better be able to compare future condition to check-in condition.  We have found that tenants tend to take far better care of a property when they know evidence exists of check-in condition.
  • Aggressive Management – Late or non-payments of rent will occur with some tenants, regardless of their credit or rental history.  Our policy is to work with owners and tenants to get such situations resolved as soon as possible.  We refer to our role as aggressive management.
  • Advertising tools – We use a variety of advertising tools to expose properties, including extensive use of the Internet, in addition to local newspapers and rental periodicals. **Note that there is a link in the frame of this website to identify available rentals.
  • Comprehensive Statements – We are completely computerized and prepare detailed statements for your personal use and tax records.
  • Cost Effective Repairs – We are fully computerized in handling repair requests. Our volume of business and detailed records enable us to get preferred service from key trade personnel.
  • Detailed Guidance – Our two handbooks, one for owners and one for tenants, provide step-by-step procedures.
  • Experience – Our Property Manager, Karen Texeira, has been with us for fifteen years; her primary  in-office assistant, Molly Lindsey, has been with us for eight years. In addition, we have three other licensed assistants. Tim Kelley supervises this division.  He is a broker, has been licensed in both Texas and Hawaii, and owns several rental properties himself as an absentee owner.
